Older Cornelius homes may combine mature trees, painted trim, additions, aging concrete, detached buildings, and gutters that have been repaired in stages. Inspect loose paint, soft wood, cracked glazing, open joints, and known leaks before washing.
Newer Laurel Woods-area and other developing properties can still grow algae in narrow side yards or collect debris in complex roof valleys. New construction is not permission for aggressive cleaning; material age, builder guidance, coatings, and HOA responsibility matter.
Mariposa Park connects with a causeway across a flood-prone natural area and new Tualatin River trail signage. Those verified community features show the importance of water in the local landscape, but they do not prove a particular home is damp. At the house, drainage, shade, tree cover, and surface orientation control the issue.
